ABSOLUTE OR UNRESERVED BUILDING LOTS $1,495.00
Each building lot, parcel of non-commercial land, vacant land,
residential homesite or unimproved property shall be charged an entry
fee of $1,495.00 (fourteen hundred ninety five dollars) per parcel, lot or
unit.
Legal definition of an absolute auction:
An auction where the property is sold to the highest qualified bidder
with no limiting conditions or amount.
The seller may not bid personally or
through an agent.
Also known as an auction without reserve.
Absolute auctions or an auction without reserve traditionally deliver
higher prices along with more bidders but it requires faith in the
process and the ability to deliver the property. Many people simply
cannot offer their property unreserved due to the fact they have a
mortgage and don't have the funds on hand to pay it off should the
property sell for less than is owed.
Question can I sell absolute over a certain price?
Thats a good question that we are asked many times a day by prospective
sellers. The law does not recognize an absolute over stated minimum bid
as being
an absolute auction and claiming a property is being sold absolute or
without reserve when in fact the minimum bid is the reserve price.
Absolute auctions are ideal for people who do not owe anything on a
property or when settling an estate where there are a number of people
being paid out from the proceeds and profit is not the driving
motivation.

Property entered for auction qualify for the rebate program where entry
fees are rebated up to 101% based on the following formula.
The company will rebate or refund $500.00 of the pre-paid auction entry
fees for each $50,000.00 in contract price up to 101% of prepaid fees.
Example:
$350,000.00 Auction contract price divided by $50,000.00 = 7
$500.00 is rebated multiplied by 7 (seven)
$3,500.00 rebated or refunded to seller at closing or settlement as a special incentive.
